Rent to Own a House in Areas Where There Are Too Many Houses For Sale



In Greensboro NC, like most cities, there are many houses available for sale. There are simply more houses for sale than there are 100% qualified buyers to buy them. There are however a large group of people seeking to be homeowners that don’t qualify right away under the new financing guidelines that banks have outlined. Rent to Own is a way that individuals that do not want to put 20% down on a house, can realize the dream of Home Ownership.

Rent to Own is often confused with a Lease/Option. In the case of a lease/option, a potential buyer places a down payment “option fee” on a house they are looking to lease. That option fee is extended for a agreed upon period, usually 6-12 months. At the end of that period, if the buyer has not arranged financing or closed, the option fee is surrendered and the seller has the option of requiring another option fee.

Rent to Own is a much more mutually beneficial arrangement. In this situation, a potential buyer puts down a deposit generally between 1-3.5% of the purchase price of the house (ex. $100,000.00 house, between 1k and 3.5k would be deposit) This amount is held in escrow with an attorney or a real estate broker. In a rent to own, a portion of a buyer’s lease payment is contributed to the escrowed down payment. The ultimate goal is to build a sufficient down payment to qualify for FHA financing. (FHA now requires 3.5% down to purchase a house).

During the lease period a potential buyer can clear up any credit issues that may be holding them back from qualifying right away. Credit score is very important in qualifying for FHA financing now. The minimum that most banks will accept is between a 600-620 FICO score.

When the 3.5% down payment requirement buy the borrower and the minimum FICO score requirement has been met. You can finalize the loan documentation with most local banking outlets. I generally recommend local Credit Unions or bank branches as opposed to Large Multinational banks. They are more friendly, knowledgeable about local areas, and it gives you a chance to meet and know the person who is making the loan for you.

Sea Kayaking in Hampton Roads



The beautiful Tidewater area of Virginia, also referred to as Hampton Roads, offers a wide variety of sun-filled activities for tourists and locals alike. From sandy beaches and amusement parks to aquariums and zoos, Virginia Beach, Chesapeake, and the surrounding areas have activities that are sure to please everyone. The Hampton Roads area is also well known for its terrific sea kayaking areas.

The oceans, bays, and inlets of Hampton Roads offer sea kayakers miles and miles of tranquil and scenic waterways. There are a number of kayaking tours available in the area, including ecological tours that examine the wondrous plant and animal life of the Tidewater area. More experienced kayakers can rent equipment from one of the many outfitters located throughout the area or can bring their own equipment to enjoy their own adventure in one of the popular Hampton Roads kayaking areas.

Rudee Inlet is a great launch site for beginning kayakers or those looking for a short, easy paddle. Just outside of the oceanfront area of Virginia Beach, the Rudee Inlet boat launch is right by the popular marine science museum. A variety of fish, birds, and plant life are visible along the shores near the launch and to the south of the ramp. The southern portion of Rudee Inlet ends after about half a mile. To the north of the ramp, another half a mile out, is the entrance to the Atlantic Ocean. Watch out for other boaters while paddling this section. Fishing in the inlet is excellent, especially around the bridge just before the ocean. The Rudee Inlet boat launch provides plenty of parking for cars and trailers and there are two commercial campgrounds nearby as well as a state park with oceanside camping facilities.

At the northern end of Virginia Beach’s oceanfront strip is the Lynnhaven Inlet, which feeds into both the Atlantic Ocean and the Lynnhaven River. The fairly new boat launch charges a $2.00 fee for kayaks and can be quite busy during peak season. The channel leading to the sea is generally full of jet skis and large motorboats, but the river is ideal for kayaking in Hampton Roads. The saltwater marshes of the Lynnhaven River are home to several species of birds, including the Bald Eagle. The river also provides a great view of some of the best residential real estate in Virginia Beach. There are several resorts and hotels nearby, as well as First Landing State Park with a campground. Beware of wind and tides around the Lynnhaven Inlet because it can have a drastic affect on the water condition and depth.

If you are looking for a great area for a weekend kayaking trip in Hampton Roads, try False Cape State Park, a land barrier between Back Bay and the Atlantic Ocean. False Cape is surrounded by the Back Bay Wildlife Refuge, so there is no access to vehicles. There are several ways to enter the park while kayaking, but the waters of the Back Bay are recommended for experienced paddlers only. If you plan to camp in one of False Cape’s four primitive tent campgrounds, you will need reservations and will most likely want to leave from the Little Island City Park boat launch in Sandbridge, just south of Virginia Beach. Overnight parking is permitted as long as your camping confirmation letter is visible in the dash. Barbour Hill Bay is 6.9 miles from the launch and offers a boat ramp and camping, while the bay side of False Cape Landing offers the same and is 8.7 miles away. Ocean camp sites are also available, but there is no boat landing on this side. Fires are not permitted inside the prak, so bring along a small camp stove, like the Coleman Breeze, if you plan to cook during your stay. Kayaking to False Cape is a great Hampton Roads kayaking day trip for advanced kayakers as well. Picnic areas are easily accessible from the boat ramps.

What SAT Testing Day Actually Has in It



Every student seeking admission in college has in mind as to how SAT looks like and what all you can expect in it. So here are we to tell you the format and content of SAT which will help you in preparing for exam in a systematic way.

The day when you will have your test, you will be required to reach your pre-destined testing center along with the registration information with two forms of ID. You will find a waiting queue there with a wait time of approximately ten minutes. Once you complete the registration, you will visit your assigned testing room and the proctor will allot you a seat. The test will begin the moment once the testing room is packed. Now the proctor will read out the test instructions handed over by the College Board. This will proceed by handing out testing materials to students and ensuring students have pencil ready. The calculators might be checked as per the College Board guidelines.

Once the formalities are completed, the proctor will instruct to pen down the personal information and be ready for the test. The test will include following sections:

Part One: Essay – 25 minutes

Part Two – Nine: Reading, Math or Writing – 20 or 25 minutes

Part Ten: Writing – 10 minutes

We can see clearly the entire SAT format varies a lot with the length of the test. One thing you can sure about is you are going to attempt essay section first and writing section at last. Plus, you will also have breaks in-between test as per College guidelines.

It’s obvious that during an exam you are expected not to talk to anyone else, do not seek help from others, and not take any unfair benefit. Usage of cell phones or any such communication devices will be forbidden.

Once the test is completed, the proctor will take the testing materials and dismiss you. It can’t be simpler than that.

We would suggest following tips you must keep in mind which will help you do well on testing day.

Must sleep well a day before the test at least for eight hours at a stretch. Eat a healthy meal rich in carbohydrates and starches. Do not at all keep yourself awake late getting engaged in any sort of activity. Strictly avoid a protein diet a day before which can make you lethargic on testing day. Do not take along a graphing kind calculator, more than two pencils, and a timing watch. You must not bring any noisy material like a scratch paper, iPod, headphones as they are not allowed inside the testing room. - If you are carrying a cell phone, it must be kept switched off during the test. In the exam, make sure you read every question carefully and understand what the examiner wants to test, before attempting to answer them. Try doing the easier section first do that you don’t have to skip questions which you know, in the end. Keep a check on the time elapsed and remaining. You may ask the time from a proctor, however, he/she won’t help you in answering or clarifying questions at all.

Real Estate Agents Need to Know Self-Defense Options



One high risk profession, especially in these difficult times, is the real estate industry. Agents usually work alone, sometimes transporting in their own vehicle prospective buyers to view several properties. They are interacting with strangers they really know nothing about, and they are usually viewing unoccupied residences or properties. These agents need to know what their self-defense options are and be prepared for anything.

It is rare that a real estate agent will be attacked, robbed or otherwise criminalized, but it does happen. One scenario is the well-dressed businessman who brings his wife or kids with him on the first outing to look at a new home. He gains your trust and then by about the third meeting, he may come alone and make his attack when you least expect it.

It is best to get as much information on a client beforehand as possible. Ask for ID, get a license plate, have them pre-qualify through a lender and have them meet you at the office instead of at the property. Don’t be paranoid, but do be on guard at all times. Keeping alert to possible warning signs may prevent something that can’t be undone.

A real estate agent should learn some self-defense moves and carry some form of non-lethal protection, such as pepper spray or even a stun gun. One type of stun gun now comes in the form of a cell phone, which is a good disguise.

There is a pepper spray that comes in the form of a pager, giving you a distinct advantage over the assailant who thinks you are just wearing a typical pager. Another disguise of pepper spray for a woman to carry is a stunning ring to be worn on her index finger where her thumb can be used to operate the safety latch and depress the trigger, which releases the pepper spray contained within.

Another tip for real estate agents is to always let someone know where you are going and who you are meeting. Maybe have a spouse or friend or co-worker call you at a designated time to check and make sure everything is okay. If you have any bad vibes about the person you are taking in your vehicle or meeting at the property, pay attention to that sixth sense that is trying to protect you. Cancel if necessary or have a co-worker accompany you. Don’t worry about anyone thinking you are being overly dramatic or overly cautious. It would be better to take someone with you and not have anything happen, than go alone and be assaulted, raped, or robbed.

Women should dress professionally, but not with loose clothing that can be grabbed and ripped off by a predator. Do not attempt to look attractive if you are meeting someone you have any doubts about. Just be professional. If they are a legitimate client, they will be more interested in the property than in you.

Most of all, trust your gut instinct. Be prepared, fight tooth and nail if it comes to that, and basically protect yourself with any means you can. This is all to be taken in light of the minuscule possibility of meeting up with a predator in your real estate business. Hopefully you will never be in the position of needing to protect yourself from an assailant, but at least you will be aware of your self-defense options and precautions just in case.

1. Affordable Towns

Altoona, Pennsyvania still had dozens of homes for sale for less than $30,00 when I checked today. The cheapest one is listed for $7,500. As the photo on our site shows, this is a cute little town, yet still big enough to have everything you need.

Hot Springs, Arkansas has houses under $20,000, the cheapest at the moment being $13,500. Alamogordo, New Mexico is a town we like a lot, and it still has homes for sale under $30,000. Independence, Kansas has really inexpensive homes. Prices start under $10,000!

2. Affordable Homes

To find houses that are for sale in these towns and others, you can look up their local newspapers online, and check out the classifieds. You can find a local real estate agent online too, and give them a call. One of the best resources, though, is probably http://www.Realtor.com, where you can search any town for homes listed by price, number of bedrooms, and many other criteria.

3. Buying A $10,000 House

Don’t think that if you don’t see homes listed for $10,000, you can’t buy one. When we were living in Anaconda, Montana (where we bought a beautiful house for $17,500), we watched as a house listed for $18,000 eventually dropped to $9,900, and then was finally sold for $6,000! In towns where houses are this cheap, they often sell for much less than their initial asking price. Make an offer!
