Houses for sale by owner, also known as “FSBOs,” are a unique case in real estate investment. Buying from an uninformed seller who thought he knew enough to handle everything by himself can be frustrating. It can also be very profitable if you are prepared.

Why do people try to sell a house on their own? Only one primary reason comes to mind: To save the sales commission. Of course they usually underestimate the cost and complexity of going it alone. They end up frustrated and tired of the process, ready to drop the price and be done with it. Help them solve their problems, and your reward can be a good price on a good investment. Keep the following in mind:

1. An owner isn’t an agent. Don’t ask possibly offensive questions. Don’t make negative comments about the house. Whether you like it or not, the truth is that it’s difficult to get a good deal if the seller doesn’t like you.

2. Houses for sale by owner have often been on the market a long time. The seller is usually tired of the process, and wants it to be done. In other words, you’ll get a better price if you are willing to close quickly and easily.

3. FSBO sellers usually think they’re being smart. Encourage that belief and they’ll be more open to your offer. When they have a good idea, tell them so. It is not unethical to make people feel good about themselves when negotiating.

4. They usually don’t have a plan for where to close, where to buy a title policy, where to keep a good faith deposit, etc. Be ready with simple solutions to all these problems. Walk them through the process while letting them feel in control, and you’ll both be happier.

5. They have often spent more than they anticipated. Advertising and other costs have already eaten into their imagined extra FSBO profit. Be generous in negotiating any pre-close expenses – as long as you get your price and/or terms.

6. Pass over problems and return to them later. Once a seller has invested more time in a negotiation, he’ll be more inclined to give you what you want.

Professionals will tell you that most houses “for sale by owner” net less than those sold by an agent. It’s too late for the seller to recover his money and time spent, however, so he usually just wants to get the thing sold as easily and quickly as possible. Help him with that, and you can get a good real estate investment at a good price.

Heart Hug Steps Primer: Notice how you are feeling physically, mentally, emotionally before you begin. Make a note so you have a frame of reference for after you try these out.

Step 1: Place one hand over the other, palms face down on the center of your chest.

Step 2: Visualize the face of a clock under your palms, on your chest. Six o’clock is at the bottom of the circle towards the ground.

Step 3: Beginning with your hands at six o’clock, gently move the skin in a full circle plus an additional quarter circle. So, you are gently moving the skin under your palms, in a circle from 6 o’clock, around to 9 o’clock, 12, around to 3 o’clock, continuing around to 6 o’clock and then keep going around another quarter to 9 o’clock.
The area you move under your hands is not very big, so the clock is pretty small, maybe an inch in diameter. In other words, you are making a pretty small circular movement overall.

Step 4: Pause with your hands here. Let yourself take in a few deep slow breaths while pausing with your hands over the center of your chest, over your heart region.

Step 5: Repeat Steps 1-4 a few times. As you begin the circle, take in a breath and slowly exhaling as you finish the circle.

All of this is helpful in funding change. When our brainwaves are all working more in concert together with gretaer balance and calm, the internal change of releasing old unwanted emotional patterns that may no longer serve us very well, and the outward changes we seek can be enhanced with this deceivingly simple technique. The more regularly we use it, the more likely we are to create the changes we seek.

I Need a Sample Expired Listing Letter



“I need a sample expired listing letter to send out. I am new and want to make sure that I send out the right letter to the homeowners. Thank you.” wrote a real estate agent from California recently.

It took me more than two years to perfect my expired listing letter I sent to the expireds with my resume. Writing, testing, rewriting, testing, editing… I kept looking for that perfect letter that would make finally my phone ring with “Please, come list our house!” But it never happened. Why? Here is the problem…

When a listing expires, the sellers receive twenty… thirty… even fifty expired listing letters within the first three days! That is one BIG stack of letters. It makes no difference how strong, well written, and powerful your letter is, it will get lost in the pile of others. That’s the bad news. Does it mean you should not use mail to communicate with the expired listings? Of course not.

The answer is not in just ONE letter. One expired listing letter will never get it done. If you really want to list expireds consistently, you must use several contacts using multiple real estate marketing methods. Here is an example…

Some home sellers prefer letters. They open every one and read it carefully. With these folks, a set of well written letters can make the biggest difference. Other expired listings respond better to your post cards. They prefer short, snappy messages, and they like the interesting visuals.

Others sellers review your resume page by page. They may even call a reference or two. Some will closely read your web site. Some will read emails you send them. Some only like to talk with you on the phone, and ignore any mailings. And some prefer to do business the old fashioned way and meet you in person. It just depends…

And then there is another group of home owners that you need to approach using a mix of all the real estate marketing tools you have at your disposal. Since you don’t know what will work with whom, you have to do it all, do it well, and do it consistently (the Expired Plus system comes with an entire set of great expired listing letters and marketing).

How long should you keep the mail going? Until you (or anther real estate agent) list the house. It was common for me to list homes that had expired six… eight… even twelve months prior.

Most real estate agents quit after just a few mailings. If you stay persistent, keep mailing them well written expired listing letters, postcards, and updates – anything that’s interesting, it will pay of handsomely.

Bring Your Pet on Your Family Vacation



Everyone knows that people consider their pets as part of the family. Now it is becoming more common to include pets in vacation plans and many travel destinations are accommodating dogs and cats. Many hotels, resorts and state parks allow dogs, although there are certain restrictions, for example due to health codes, dogs can dine with their families only at outdoor restaurants or cafes. It is obviously important that your dog is socialized and well behaved, and remember, not everyone loves dogs!

Portland, Maine
Key West, Florida
Black Hills, South Dakota

These are just a few of the vacation destinations that are pet friendly. There are many State Parks and beaches that allow dogs but they are usually required to be leashed. There are over 200 dog friendly coastal beaches. San Diego is home to Dog Beach where dogs can run free without a leash, as long as they can get along with other dogs.

All dog friendly areas require that dogs are well behaved. When asked, most officials described well behaved as pertaining to the dog and the dog owner. For the dog, this means being calm around many people and other dogs, not barking excessively, not jumping on people and following commands of their owner. For the owner, well behaved means controlling your dog, not allowing him to do his “business” in inappropriate places and cleaning up after your dog.

There are several things you need to do to prepare for a road trip with your pet. You need to be sure your pet has been to the vet and has all his shots up to date. You should have a record of his vaccinations and make sure he is protected from Lyme disease, heartworm and fleas. Remember to pack his pet vitamins. He will need a license and an identification tag with all your information, especially a cell phone number since you will be away from home. It is a good idea to carry a first aid kit specifically for pets.

Make sure you have enough dog food and treats for the trip. It may be a good idea to buy bottled water since some dogs can get sick from drinking water they are not used to. Remember to pack a leash and towels for muddy paws. Also, bring favorite toys and bags for cleaning up after your dog. If you will be staying in a hotel, bring a crate for your dog to sleep in or stay in if you have to leave him alone for any reason.

Most people travel with their dogs, but some cat lovers bring their furry friends along on the family trip. Cats tend to be more attached to their territory so if you intend to travel with your cat, its a good idea to start taking them out when they are kittens. Start with brief trips and be sure to have a quality cat carrier. Have cat toys and a collar with an identification tag. Allow your cat some time to explore his new surroundings.

There are many products available to make travel with your pet easier. You can get car seats or seat belt harnesses for your dog. For dogs who love to go boating, there are doggie life vests. You can buy travel bowls and even portable dog potties and litter boxes. You no longer have to feel guilty for leaving your pet in a boarding kennel while you enjoy a great vacation. Real Estate Investors Sell Your Own Homes – For Sale by Owner



1. Know your Buyer – who are you trying to sell this home to? Owner occupant who has a mortgage pre approval “A” type buyer? Don’t limit yourself; you may want to consider the extra income you can make with “B” or “C” type buyers by holding the 1st or 2nd mortgage. How about other investors who want more properties in their portfolio.

2. Pricing to Sell – you’ve held the property for a long time or short, your business is to know the market. If it was a recent rehab purchase you did a CMA to determine the value at completion. A home you’ve held for in your portfolio you will need to do a CMA (Comparable Market Analysis) to determine its sales price.

3. Advertising/Marketing – newspapers short and to the point 4 to 5 lines with 800# with pre recorded message advertise everyday as For Sale By Owner, flyers to all neighbors place on cars in major parking lots and to everyone at your local REIA group where you are a member include the 800#, signs 24″ x 24″ minimum size professionally made FOR SALE BY OWNER call pre recorded message 800#.

4. Real Estate Agents – co-operate with real estate agents you may pay 2% to 3% if the deal is there take it. Some of the costs will be saved in a quicker sale. If you are not going to follow through with selling yourself, list with a professional real estate agent who has multiple marketing strategies and internet savvy do it fast don’t waste time playing as a fsbo.

5. Buyer Access to House – lockbox on front door with key. With 800# buyer leaves information name, number, address (confirm on internet), you return call with minimal qualifying don’t blow off the buyer with too many questions give them the combination to the lockbox. Ask them to return the key to the box and call the 800# to confirm they left the house.

6. Qualifying and Mortgage Programs – in the home have a descriptive flyer with all the pertinent information of the property also have a mortgage application short form for them to fill out and return to you or your mortgage company by fax, and a form listing various mortgage programs available for this property at the asking price prepared by your mortgage representative. This paperwork goes along way to closing the deal without chasing the buyer around to complete the forms.
