When someone is trying to find a new home, they may look up real estate listings. These listings may hold information that is crucial to picking out the right place to view. Some people will look through pages of listings and make a short list of homes there would like to view in person. Find out what makes a good listing and how to sort them out.

One of the first things that a person will look for when hunting for a home, is the location. They may type in a city and a certain area that may be important to them. If nothing really pops up, then the person could change cities or broaden their search.

Pictures of some listings are important to help lure people to it. Many people will scroll down the list of homes in the area and may stop only at the ones that are appealing. This photo is important in capturing the essence in the rest of the ad. If someone is taking a picture of their house or condo, they should pick the best picture from the outside and use that for the main cover.

On the inside of a listing, there will need to be lots of important information disclosed to the buyers. This information could include the size of a home along with measurements in each room. Number of bedrooms is important as well as the number of washrooms present on each floor. Some people will type in specific items about their needs in order to refine the search.

Main features will be highlighted in a section about the listing. This information may include some top features in the home. Things like AC, central vacuum and a fenced backyard could be ideal choices for someone who is looking. Some people want to know if the basement is finished and what aspects of the listing are new.

If there are any new features or work that has been done, a listing is the place to highlight it. New flooring, a new roof, windows and furnace could be of importance to a buyer. Someone searching through many listings and advertised homes may find that just a few have some of the things they are looking for.

Pictures taken in the rest of a home, can help to take people inside the home for a quick glance. Homeowners may snap photos of all the best qualities of any inside and outside highlighted spots. These images can help to create an image of a listing that some viewers will want to see. If there is something outside that looks special in the home, that shot could be taken and posted on a listing. A great deck, pool area, or garden could be an image used to post in a listing.

When real estate listings are used to help people find homes, they can help to narrow down a search. Buyers can use sites that help them key in on specific locations, sizes and features. Pictures and additional information can prove to be important when hunting for a new place to live.

Real Estate Agents – How to Get the Sale or Lease



In commercial real estate you hear so often the claim from real estate agents of the need to ‘make a sale’ or to ‘make a lease’. The reality is YOU cannot make a sale (or lease); it is something that only happens when all the boxes are ticked when it comes to the actual property offering and value to the other person or prospect. When the offering is attractive and of real ‘value’ to the prospect, the sale or lease occurs.

Value is subjective to every real estate prospect whether they are a seller, buyer, landlord, or tenant. So what motivates the prospect to become more interested and focused on your property? What are the ‘value levers’ that you should be tapping into?

Initially you do not know about all these ‘value’ levers with the real estate prospect, so you have to tap into the ‘generic value levers’ that most people expect, and then when you know more about the need you can tap into the ‘specific value levers’ of that person.

What I want to show you here is the ‘value’ focuses that you should take in the creation of new real estate business and how you should be using them.

All real estate prospects want to be treated well and for respect to be shown. When you have the right ‘value’ focus with the prospect and you use the right ‘value levers’ correctly you have the ability to close many more listings and negotiations.

So in comes the prospect to your office or the enquiry comes in over the telephone. The ‘generic value levers’ to use in first prospect contact are:

Seek to understand total needs of the prospect Show your undivided attention to the prospect to learn more Connect and empathise as you ask key questions about the property needs Show appreciation and honesty of open and free information Supply consistent property information and knowledge of the local area Summarise the findings from the conversation so you illustrate total understanding

This will open more doors to helping the prospect with their property need. Essentially you are building trust with the prospect and you are seen as the expert. This is the mark of great salesperson in real estate. Unfortunately this focus is less common or professional than it should be.

The understandings that you achieve from doing the above generic investigations will help you move on to specifics. As you move from the ‘generic levers’ above you can drill down with ‘specific value levers’.

This ‘specific value’ to the prospect can things like:

Price or rent Settlement terms Lease terms Occupancy terms and access details Improvements to the property Services and amenities Incentives offered in the sale or lease Finance availability Fees or costs Marketing Target market, etc.

The list goes on. Your best approach to sell or lease a property is therefore to provide a value leap from the ‘generic’ level, to the ‘specific’ level. When you do this well, the conversions made to a successful transaction or lease are much higher. The prospect knows the value you bring them. The prospect makes the sale or lease happen because they want it to. That is the secret of real estate success.

7 Tips to Real Estate Agent’s Success: Tip #4 – Establish Sales Goals



Sales goals are just as important in real estate as they are in any other business. Successful goal achievement begins with using valid criteria and understanding the linkage between sales goals and strategic planning.

Within your strategic plan for your real estate business, there should be a sales plan. This plan centers around specific sales goals to secure the result of converting those who have received your marketing message to an actual selling or listing client.

After establishing specific goals, then your challenge is to monitor these goals to ensure achievement. If you are new to this industry, it may take 6 months before the first sale. HINT: Use the W.A.Y. S.M.A.R.T. criteria for goal setting.

Many real estate agents have goals, but very few have integrated specific goal setting criteria into their goal planning, goal setting and goal achievement process. The S.M.A.R.T. criteria:

Specific Measurable Attainable Realistically Set High Target Date/Time Driven

are not new, but unfortunately, still not utilized as much as they should be.

One of the reasons for this is because the What’s In It For Me (WIIFM) or the W.H.Y. has not been included. All goals should be committed to Writing. When sales goals are written down, the intangible thought now has some substance and becomes more real. The paper can be not only actually seen, but also touched. Suddenly, the sales goal appears to be more concrete than just a wish or a dream.

Additionally, goal planning, setting and achievement is a process that should become a Habit of behavior. Weekly written grocery lists or the daily “to do” lists are habits that improve performance. Planning, setting and executing sales goals should become a habit that is consistently demonstrated on a weekly, monthly and yearly basis.

Finally, goals need to be Yours. Achieving goals for someone else usually are not successful because of the WIIFM. When the business sales goals can be translated into your specific goals, then you have greater ownership of the goals.

When the W.A.Y. S.M.A.R.T. criteria are infused into sales goals, successful goal achievement has been greatly increased. For example, using the industry average of 6% commission rate with 3% going to the listing broker and 3% going to the selling broker, the typical real estate agent averages 1.5% commission unless she or he listed and sold the property. If the sales goal is to earn $20,000 the first year, this means that the agent must achieve listings or sales of over $1.3 million. By the second year, the goal may have been increased to an income of $30,000 which translates into listings or sales of $2.0 million. By having the marketing research, the sales plan is data and market driven. Consequently, the agent can determine how many homes he or she needs to list or sell based upon the $1.3 or $2.0 million.

Sales goals are directly tied to the market plan within the strategic plan. Without goals, the real estate agent is embracing what I call the “spray and pray”sales technique where there is a lot of hoping something will stick and very little results.

Hampton Roads – Virginia



The name “Hampton Roads” originated nearly four hundred years ago when Virginia was a British Colony. Hampton Roads refers to both a body of water and the region of land bordered by the Elizabeth and James Rivers, the Western edge of the Chesapeake Bay and the Waterfronts of Virginia Beach and Sandbridge.

The waterways of Hampton Roads create one of the world’s biggest natural harbors. The area is occupied by the United States Navy, Coast Guard, Air Force, NASA, Marines, and Army facilities, shipyards, coal piers, and hundreds of miles of waterfront property and beaches, all of which contribute to the diversity and stability of the region’s economy.

Hampton Roads is populated by seven cities and a host of smaller communities. The seven cities are Norfolk, Portsmouth, Newport News, Chesapeake, Hampton, Virginia Beach and Suffolk. The region is an extremely popular vacation and tourism destination and is within a few hours of Richmond, Williamsburg, Washington D.C., Southern Maryland and Northern Virginia.

Norfolk

Norfolk consists of a mixture of the old and new architecture. Much of the the waterside area has undergone renovations with modern shopping and dining locales but the area still retains many of the older buildings which lend character and historical significance to the neighborhood. Visitors are taken aback by the centuries old churches which occupy the downtown area. Norfolk’s waterside is striking, with its population of banking centers, luxury hotels, fine dining, museums and parks.

Portsmouth

Portsmouth is a community along the Elizabeth River. Portsmouth is closely connected with Norfolk, both physically and in spirit. It’s tunnel is known for traffic backups although local residents take a variety of paths around rush hour traffic. The city is a mix of shopping, museums, historical buildings, industrial complexes and residential neighborhoods. Portsmouth has a waterside park which is extremely popular among residents.

Newport News

Newport News is one of the independent cities of Hampton Roads, Virginia. It lies along the James River waterfront to the river’s mouth at Newport News Point. Newport News contains the U.S. Army base at Fort Eustis and other military bases and suppliers. Fort Eustis, and other military installations have a huge impact on the city’s economy. The harbor and miles of waterfront attract the shipping and boating industries. Another asset of the city is Newport News Seafood Industrial Park, off interstate 664. The harbor is said to be one of the busiest small ports in the East Coast.

Chesapeake

Chesapeake is a another city in Southern Hampton Roads. The community is a mix of urban areas, forests and wetlands, including a substantial portion of the Great Dismal Swamp. Chesapeake is the third largest city in Virginia in terms of population. Chesapeake is bordered by Portsmouth, Suffolk and Virginia Beach.

Hampton

Hampton, one of the oldest cities in the USA, lies between Norfolk and Newport News. Hampton is home to Fort Monroe, Langley Air Force Base, NASA Langley Research Center, the Virginia Air and Space Center, and a host of other business and industrial complexes. The city also contains residential areas, historical sites, and waterfront access.

Virginia Beach

Virginia Beach is the largest city in the state of Virginia. Thousands of tourists visit every year on vacation, attracted by miles of hotels, top-notch restaurants and shops. Virginia Beach is known for its mild seaside weather. With over 200 sunny days a year, bikinis, flip flops and shorts are worn for much of the spring, summer and fall. Virginia Beach tourists visit the resort in summer to swim and sunbath, but the city has become a year round attraction with world class fishing, boating, festivals, shows and other events.

Suffolk

Suffolk is located in the heart of southeastern Virginia. The area offers family attractions, accommodations, shopping, arts and recreational activities. Suffolk hosts a range of events and festivals including the Suffolk Peanut Festival, Nansemond Indian Tribal Pow Wow, Taste of Suffolk Downtown Street Festival, Great Dismal Birding Festival and others. The area around Suffolk is known for peanut production. Planters’ Peanuts was established in Suffolk beginning in 1912 and peanut processing remains a major industry for the city.

So, they can be a great help.

A real estate agent needs to do more than just place and follow property listings. The real estate market is a competitive one. Thanks to the recent boom in house prices in Toronto and most of Southern Ontario, there is more competition to sell and rent homes than ever before.

As a property agent how do you stand out from the crowd? As a potential home buyer, how do you choose the right real estate agent?

For agents, the answer is quite simple, but the process is quite involved. Simply put, property agents need to offer more than just listings. Thanks to MLS an other real estate listings websites, anyone with Internet access can now go online and find detailed real estate listings for any area they’re interested in. You must have prior military experience and active clearance. At least a minimum of three years of experience is also a requirement. You have to be Remington and FN certified. You should be able to communicate excellently in verbal and written language. You also need to be able to solve complicated problems.

These are two of the most fantastic employment opportunities available with the Virginia Beach Government. If you are looking for employment with the government and live in Virginia, then you can very well try out for these two. Though these are with the army, they provide a lot of exciting employment opportunities and are very coveted.

For Sale by Owner (FSBO) – What Do I Need to Know?



Price the Home Correctly: It is crucial that you research and place the correct price tag on your home when selling it. A reputable real estate agent is the first person to contact to help appraise your home. Many agents won’t lend you the time of day to assist you with this aspect since they aren’t listing your home. But a good agent will do it for you with no strings attached. They realize that their business is based on reputation and referrals. They may not get this listing, but you may want them to represent you in your next home purchase. Or your cousin may need a good realtor’s help in the future. Do your homework. Find similar homes in your area and compare their price tags. Are the homesas attractive as yours? Are they as large as yours? Pricing the home correctly is crucial.

Use your time: A FSBO property allows you to place your home on the market for the maximum price to see if it sells quickly. If you have a deadline to sell your home, market it yourself well in advance of this deadline. Later, if you feel you need a realtor’s help, you haven’t painted yourself into a corner. You still have time to market and sell the property correctly.

Market the Home: Make it easy for people to know more about your home without investing too much time. Put a For Sale by Owner sign in the front yard with contact numbers. Put a brochure with information out front so people can pre-screen the information and not waste your time. Talk to your local paper or other FSBO’s and investigate whether placing an ad in the local paper has had results. Different markets yield different results. Consider hosting an open house, but make sure you get the information out to the right market.

Put Your Home’s Best Foot Forward: You want to make sure your home sends the right message to prospective buyers. People have to be able to see themselves in that home. What is the first impression when driving up to the home? What’s the feeling inside? Take measure to provide maximum curb appeal. You want to make sure people want to come inside the house. The outside of your home should entice them to do so. The interior should be clean, airy and free of clutter. Try to make the home smell good and pack away personal effects that remind prospects someone else lives there. The realtor that helps you determine a market price should be able to make suggestions in this area that will make your home more marketable.

Is Your Prospect Qualified?: Make sure your buyer is pre-qualified before entertaining their offer. You can request that a preferred mortgage lender you trust or another reputable lender provide this service. If a person isn’t qualified to buy your home, you don’t want to lose valuable marketing opportunity to attract other prospects. Do not take verbal offers seriously. A serious prospect will sign a contract and provide earnest money as a show of good faith. Make sure you are using a legal contract and that it is executed properly and protects your interest. Again, that real estate agent who helped you earlier or an attorney may be a good idea at this juncture. A well executed sales contract is worth its weight in gold.

Williamsburg Virginia Lodgings
